Owner's rep advisory · Williamson, Maury & Davidson counties
Most of the money homeowners lose is locked in before the first shovel: in allowances, vague specs and one-sided contracts. I review the bids, the contract and the monthly draws so you don't overpay or get surprised.
Why homeowners call
Three proposals, three formats, and a $200k spread. I put them side by side, line by line, so you can see what each one leaves out.
A low allowance makes a bid look cheaper and becomes your overage later. I check each one against what your selections will really cost.
Each month I compare the draw request with the work in place, the change orders and the lien waivers before you or your lender pay.
For custom homes and remodels of $300k or more in Franklin, Brentwood, Nolensville, Spring Hill, Thompson's Station, Columbia and Nashville. I don't build and I take nothing from builders, so my only client is you.

During construction
These are advisory services. I review documents and advise you; your builder remains responsible for supervising and managing construction, and contract questions go to your attorney with my notes in hand.
How it works
A 20-minute call about where you are: lot, plans, bids in hand, or already under construction.
Plans, specs, bids, the proposed contract or the latest draw request. You get a flat-fee quote before I start.
A plain-English write-up with the gaps, the risks and the questions to take back to your builder.

For architects, lenders, realtors and advisors
If your clients are about to build, a second set of eyes on the bids and draws protects them and the project you're part of. I'm glad to share a sample bid comparison over coffee.
